What we take on

Single storey, done thoroughly

We build single storey rear and side extensions and garden rooms. We do not do two storey work or loft conversions, and we would rather tell you that now than take the job and subcontract the difficult half of it.

Within that, we are comfortable with the parts that cause most of the trouble: foundations near trees or drains, building over or close to a public sewer, existing drainage that has to be diverted or rebuilt, and the junction between old and new at the roof and the threshold.

Those are groundworks and detailing problems, which is what we have always done.

Foundations and drainage

The excavation is where an extension budget is won or lost. Trees, made ground, an old outbuilding base, a drain running exactly where the footing needs to go — all of it turns up after the digger arrives unless somebody looks first.

We dig trial holes before we price where there is any doubt, survey the existing drainage rather than assuming the plan is right, and put a realistic foundation depth in the quote rather than a hopeful one.

Shell plus first fix

As above, plus electrics and plumbing first fix, insulation and plasterboard, ready for a fit-out.

Full turnkey

Everything through to decoration and floor finishes, with one programme and one point of contact.

Things people ask us

Do I need planning permission for an extension?
Many single storey rear extensions fall within permitted development, but the limits depend on the property type, how much has been built before and whether you are in a conservation area. Confirming it is your responsibility and we will point you at the right check.
What about building over a drain?
If you are building over or within 3m of a public sewer you will need a build-over agreement from the water authority. We handle the application and the survey work that goes with it.
Do I need a party wall agreement?
If you are excavating within 3m of a neighbour's structure and deeper than their foundations, or building on the line of junction, yes. We will flag it early because the notice periods can affect your start date.
How long will it take?
A modest single storey rear extension to watertight shell is typically eight to twelve weeks; a full fit-out longer. Building control attendance and material lead times are usually what moves it.
