New-build plots need a different approach
We have spent years on the other side of this — building new housing estates. So we know what is usually under the turf, how the levels were set, and what the developer’s warranty needs you not to do.

Questions
Things new-build owners ask
Can I extend my new-build driveway over the front lawn?
Usually, but check two things first. Many Milton Keynes estates have covenants keeping front gardens open plan or controlling driveways, so look at your deeds or ask your management company. And if the new area drains onto the road it may need planning permission — we design it to drain on your own plot so it does not.
Will work on my garden affect my NHBC warranty?
Not if it is done properly. The things that cause problems are paving laid too high against the house, blocking air bricks, and water directed at the walls. We keep finished levels at least 150mm below the damp proof course and the falls away from the house.
Why is my new-build lawn always waterlogged?
Very often there is compacted clay and building debris a few inches under the turf. Re-turfing does not fix it. Taking the top layer out, breaking up the ground and putting in proper topsoil and drainage does.
When is the best time to book?
Book the visit over winter. Designs and prices are done in a few days, and spring diaries fill quickly once the weather turns.
