Composite & timber decking in Cranfield
Composite and timber decks for Cranfield's estates and older core, with drainage beneath the frame planned for heavy, poorly drained clay.
In Cranfield, composite decking typically costs £200–£250 per m² supplied and fitted and softwood timber £110–£140 per m²; a 15–20m² composite deck is usually £3,000–£5,000. The ground is the main concern: Cranfield sits on heavy chalky boulder clay that drains poorly, and surface water affected around 80 properties in June 2016, so water under the deck has to be managed.

Composite & timber decking in Cranfield
Cranfield is a large village best known for its university and airfield. It grew from about 4,900 people in 2001 to around 6,000 by 2018, so a large share of its homes are on newer estates, alongside the older core on High Street and Court Road. Estate gardens are often level, lawned and fenced, and many have a small slab patio by the back door. A deck can replace or extend that patio with a larger, flat seating area that stays usable when the lawn around it is wet.
On a Cranfield estate plot, the deck itself is straightforward and most of the thought goes into the drainage beneath it. The guide figures are £110–£140 per m² for softwood timber supplied and fitted and £200–£250 per m² for composite, which puts a 15–20m² composite deck replacing a small patio usually in the £3,000–£5,000 range. Few Cranfield gardens need raised decks, but where one does, balustrades and steps cost more. We visit for free, look at the ground and drainage, and give you a fixed price in writing.
What makes Cranfield different
Cranfield sits on a plateau of heavy chalky boulder clay over Oxford Clay. It is poorly drained, and soakaways often fail. Central Bedfordshire Council's flood investigation found around 80 properties affected by surface water in June 2016, so drainage needs planning from the start. Under a deck, that means not simply covering wet clay: we lay a membrane and drainage to move water away rather than leaving it sitting beneath the joists. Cranfield has no conservation area and no Article 4 direction.
A typical Cranfield deck is built at the back of a 2000s or 2010s estate house, often replacing a small slab patio. It usually involves lifting turf or slabs, setting pads or posts on firm clay, building a braced sub-frame, laying a weed membrane with drainage beneath that leads water away, and finishing with composite or softwood boards.

Permissions and checks in Cranfield
- Step 1Decking in a rear garden is normally permitted development if no part of it is more than 30cm above the ground and, with other outbuildings and platforms, it covers no more than half the garden. A raised deck over 30cm needs planning permission, and a listed house needs consent. Planning Portal: decking
- Step 2Trees in a conservation area need six weeks’ written notice before any work, and trees with a Tree Preservation Order need consent — both are free. Central Bedfordshire Council: trees in conservation areas
