Fencing in Olney

Fencing in Olney

Olney is a limestone market town with 119 listed buildings, a long conservation area through the centre and newer estates around the edge, where the 2017 neighbourhood plan allocated around 300 more homes. Fencing work splits along the same lines. On the estates, it is usually a straightforward replacement of rear and side panels that have reached the end of their life; in the centre, it means checking the building's status carefully before choosing any material at all.

We fit closeboard timber on concrete posts with gravel boards, or composite and aluminium slatted fencing on aluminium posts, finished with matching gates and screens. Our free design visit covers measuring up, seeing what is coming out and confirming your address's planning position, including whether the house is listed. The old fence removal is priced at that stage, and the quote you receive in writing afterwards is a fixed price rather than an estimate.

Olney specifically

What makes Olney different

Olney's Article 4 direction removes permitted development for extensions, alterations, porches and painting outside walls, but boundary walls are not covered, so on an unlisted house in the conservation area a fence within normal height limits is not caught by it. Listed buildings still need consent. The town sits on Great Oolite limestone, which generally drains better than Milton Keynes clay, though clay bands and the Ouse flood plain change that locally. Limestone can mean stony digging, which we allow for on the visit.

A typical Olney job is a house on one of the edge-of-town estates with a rear garden enclosed by worn panels on timber posts. Out come the old posts; in go concrete ones through whatever limestone we hit, then gravel boards and closeboard at a matching height, with a side gate to finish. Older town-centre houses more often want a single screen or gate.

Questions

Fencing in Olney: questions

What does a fence cost in Olney?
Olney fencing starts with the same guide figures: closeboard at £80–£100 per metre supplied and fitted on concrete posts, and slatted composite or aluminium from about £240 per metre fitted at 1.8m high. Stony limestone digging does not change the per-metre guide, and the old fence removal is priced once we have seen it. The fixed price follows in writing.
Does Olney's Article 4 direction cover fences?
No. The direction covers extensions, alterations, porches and painting outside walls, and boundary walls are not on its list. Normal limits apply: up to 2m, or 1m next to a road or footpath used by vehicles. Listed buildings always need consent, and we check your address first.
Is it harder to dig post holes on limestone?
It can be. Olney sits on Great Oolite limestone, so some holes hit stone where clay ground would not. We allow for that on the visit and still set every post in concrete at the right depth.
My garden backs onto the Ouse valley. Does that matter?
The Great Ouse valley runs along the south of the town, and the flood plain and clay bands there change how the ground drains. On wetter plots, gravel boards keep timber clear of the soil and concrete or aluminium posts resist rot.
