Fire pits & sunken seating in Towcester
Fire pits and seating for Towcester, from yards behind the Watling Street frontages to gardens at Towcester South.
In Towcester a built-in stone or brick fire pit typically costs £1,200–£2,000, and a fire pit with built-in seating from about £3,500; sunken areas are priced per job. Location in town matters most: the old core is on slow-draining Upper Lias clay and ringed on three sides by the Tove flood plain, while the valley slopes drain better.

Fire pits & sunken seating in Towcester
Towcester's old town is built right up to the pavement in ironstone, limestone and red brick, with yards behind. Those yards, the gardens of the suburban streets and the new homes of the Towcester South extension are where fire pits go. In the centre the ground is a clay spur of Upper Lias between the Tove and Silverstone Brook, and it drains slowly, so a sunken seating area there needs its drainage designed first. We build fire pits set into the patio, sunken areas with retaining walls, steps, built-in benches and a drain at the bottom.
We cover NN12 and the villages around it, including Greens Norton, Paulerspury, Silverstone, Tiffield, Blisworth, Abthorpe, Shutlanger and Cold Higham, and travel does not change the price. Planning here is with West Northamptonshire Council. Milton Keynes Driveways & Landscaping's free design visit covers the position of the fire, the ground, the levels and the finish, and a fixed price in writing follows once the design and finishes are agreed with you.
What makes Towcester different
On the valley sides, limestone and Northampton Sand drain better, and boulder clay higher up brings slower ground back again. The old core is surrounded on three sides by the Tove flood plain, and the Environment Agency runs a River Tove at Towcester flood warning area, so we check the flood map before digging anything below ground level near the river. The 1998 Article 4 direction applies to frontages to Watling Street, Moat Lane, Park Street and nearby streets, not to rear gardens.
A typical Towcester job could be a stone or brick fire pit in an old-town yard behind a Watling Street frontage, finished in ironstone or brick to match the house, or a fire pit with a bench wall in a new garden at Towcester South. On the newer plots a brick finish to match the house is the usual choice.
You can check any address on the Environment Agency flood map.

Permissions and checks in Towcester
- Step 1A fire pit or sunken seating area in a rear garden does not normally need planning permission. Keep fires a safe distance from fences, trees and buildings, and be considerate of neighbours: smoke can be a statutory nuisance. Listed buildings and conservation areas in Towcester have tighter rules, so we check your address before anything is designed. Planning Portal: outbuildings
- Step 2Trees in a conservation area need six weeks’ written notice before any work, and trees with a Tree Preservation Order need consent — both are free. West Northamptonshire Council: tree works
- Step 3We check the ground and the planning position at the free design visit and give you one fixed written price.
