Louvred pergolas in Towcester

Louvred pergolas in Towcester

Towcester's coaching-town buildings of ironstone, limestone and red brick sit right up to the pavement with yards behind, the suburban streets have conventional back gardens, and the 2,750-home Towcester South extension is adding many more. A louvred pergola suits all three: an aluminium frame with louvres that tilt for sun and air, then close and drain rain down the posts. Milton Keynes Driveways & Landscaping offers a free design visit to measure up and look at the ground.

As a starting point, a louvred aluminium pergola starts from £4,500 supplied and fitted, for a 3m × 4m frame on a suitable existing base. Bigger sizes, motorised louvres, side screens, glass walls and any new base are priced after the site visit. Frames come from 3m × 3m to 8m × 3m in black, anthracite, latte or light stone, with warm-white LEDs built in. Open sides suit summer; privacy louvres, glass walls with sliding doors, or blinds close it in. All figures here are guides; you get a fixed price in writing after the visit.

Towcester specifically

What makes Towcester different

The old town sits on a clay spur of Upper Lias between the Tove and Silverstone Brook, with limestone and Northampton Sand on the valley sides and boulder clay higher up. In the centre, post water needs a drain; on the slopes a soakaway has a better chance. The old core is surrounded on three sides by the Tove flood plain, with an Environment Agency flood warning area, so we check the map. The conservation area's 1998 Article 4 direction covers frontages to Watling Street, Moat Lane, Park Street and nearby streets; a pergola must stay behind the house anyway, and in the conservation area cannot go beside it.

A typical Towcester pergola is a 3m × 3m frame in an old town yard, or a 3m × 4m frame over the patio of a suburban or new-build house. It usually involves checking the base, fitting concrete pads where the yard paving is uneven, standing the frame and leading the post water to a drain in the clay centre or a tested soakaway on the slopes.

Permissions and checks in Towcester

  1. Step 1A freestanding pergola in a rear garden is normally permitted development if it stays behind the front of the house, is no more than 2.5m high at the eaves and 2.5m overall within 2m of a boundary, does not sit on a platform more than 30cm high, and together with any sheds or other outbuildings covers no more than half the garden. A listed house needs planning permission for one. In a conservation area it also cannot go between the side of the house and the boundary. Towcester’s Article 4 direction covers frontages to Watling Street, Moat Lane, Park Street and nearby streets, so a pergola in the back garden is not normally affected. Planning Portal: outbuildings
  2. Step 2Trees in a conservation area need six weeks’ written notice before any work, and trees with a Tree Preservation Order need consent — both are free. West Northamptonshire Council: tree works
  3. Step 3Lights and motorised louvres run on low voltage from an outdoor supply, put in and certified by a registered electrician.

Questions

Louvred pergolas in Towcester: questions

How much does a louvred pergola cost in Towcester?
From £4,500 supplied and fitted, for a 3m × 4m frame on a suitable existing base. Bigger sizes, motorised louvres, side screens, glass walls and any new base are priced after the site visit, with the fixed figure set out in writing.
Does Towcester's Article 4 direction affect a pergola in my yard?
The 1998 direction applies to frontages on Watling Street, Moat Lane, Park Street and nearby streets. A pergola has to stay behind the front of the house to be permitted development anyway; in the conservation area it also cannot go between the side of the house and the boundary, and listed houses need permission.
Can I have a pergola on a new Towcester South house?
Usually yes. New-build patios vary, so we check the slabs before fixing and add concrete pads or a new patio if needed. The normal permitted development limits apply: 2.5m at the eaves, 2.5m overall within 2m of a boundary, and no more than half the garden covered.
Is the old town clay a problem for the pergola?
Only if the water is ignored. Upper Lias clay drains slowly, so post water on the central spur goes to drainage rather than a soakaway. The slopes, on limestone and Northampton Sand, drain better, and we test before choosing.
