Permeable resin bound driveway on a clay plot in a Milton Keynes grid-square estate

How much a permeable driveway costs

Guide rates for the three main permeable finishes, a worked example for a typical drive, and why clay ground changes the sums.

Expect to pay around £150–£220 per m² for permeable resin bound, £140–£210 per m² for permeable block paving and £60–£100 per m² for stabilised gravel, with the dig, base and finish all included. On a 50m² drive that works out at roughly £7,500–£11,000 for resin bound, £7,000–£10,500 for block and £3,000–£5,000 for gravel. On heavy clay, a lined system with a controlled outlet adds to those figures.

What is included in the price

The all-in rate covers digging out the old surface, taking the spoil away, an open-graded sub-base sized for your ground and the rainfall, edging, and the finished surface, whether that is resin bound, permeable block or stabilised gravel.

What is not in the base rate is a lined system. Where the ground will not take the water, the base is wrapped in a liner and drained to a controlled outlet instead, which adds materials and labour.

What makes it cost more or less

  • Which finish you choose, with stabilised gravel the lowest and resin bound the highest.
  • Whether the ground soaks water away or needs a lined system with an outlet.
  • How deep the dig has to go and how much spoil comes out.
  • The shape of the drive, edging details and any borders or banding.
  • Removing an existing concrete or tarmac surface.
  • Access for machinery and skips.

Permeable drives on Milton Keynes clay

This is where local ground matters most. Kellaways beds and Oxford Clay under most of the city, Bletchley and Hanslope drain slowly, and Cranfield's boulder clay is worse, so a permeable drive there often needs lining and a controlled outlet, which adds cost. On the Greensand around Woburn Sands, Aspley Guise and Woburn, water usually soaks away and the base rate goes further. Near the Ouse at Stony Stratford, groundwater can sit high. In Wolverton's conservation area, the Article 4 direction means any new front hard surface needs planning permission, even a permeable one. Widening onto a verge needs the council's consent.

What to check in any quote

  • That the sub-base is open-graded and designed to let water through, not ordinary compacted hardcore.
  • How deep the base is and how that was decided for your ground.
  • What happens if the ground will not take water, and whether a lined system is included.
  • Which finish is quoted and the area in square metres.
  • Whether removing the old surface and spoil is in the price.
★★★★★

“Connor and the team recently completed our resin driveway in Bletchley. From going through the design with us and even making pictures so we could see how it looked, to the install and the aftercare, it has all been perfect. Thanks again.”

“Milton Keynes Driveways & Landscaping have just finished our full garden makeover in Milton Keynes. We had a porcelain patio, composite decking and raised sleeper beds. They arrived on time, kept my home clean and the garden looks terrific. They are coming back to do our block paved driveway soon.”

Questions

Things people ask us

What is the cheapest permeable driveway?
Stabilised gravel, at £60–£100 per m² all in, is the lowest-cost permeable finish. It suits longer drives and rural plots well. Because it is permeable, a front drive in gravel built this way still meets the rule that avoids a planning application, as long as the base lets water through.
Is a permeable drive worth it over a standard one?
For a front drive it usually is. More than 5m² of hard surface draining to the road needs planning permission, so a permeable drive avoids that application. It also keeps water off the road and away from the house, which matters on clay where surface water is the main flood risk.
What maintenance does a permeable drive need?
Regular sweeping to stop leaves and silt settling into the joints and pores, and an occasional jet wash to keep them open. If water starts to sit on the surface, it usually means the pores are clogging and need cleaning rather than the drive failing.
How do payments work on a driveway?
The payment stages are written into the quote we send after the free design visit, so you can see what falls due and when before you agree. The visit and design cost nothing.
How long is a driveway quote valid?
The written quote sets out how long the price holds. If you decide after that, we recheck aggregate and resin prices and confirm the figures in writing before anything is booked.
