What a glass veranda costs

What is included in the price

The fitted price covers a powder-coated aluminium frame, a toughened glass or polycarbonate roof, and a built-in gutter with a downpipe. The frame is fixed to the back wall of the house with a wall plate and flashing so rain cannot run down behind it.

The posts need sound footings, and the price assumes they can go onto suitable ground or paving. Side screens, LED lighting and heaters are added to suit and priced separately, so you can start with the roof and add the rest later.

What a glass veranda costs

What makes it cost more or less

  • Size: width and projection from the house are the biggest drivers.
  • Roof panels: glass looks better and is quieter in rain, polycarbonate is lighter and cheaper.
  • Side screens to close in one or both ends.
  • Lighting and heaters for evening and winter use.
  • The wall it fixes to, and any windows, doors or soil pipes in the way.
  • Footings for the posts, especially on clay or where there is no patio.

Veranda costs and planning in Milton Keynes

A veranda is treated like a single storey rear extension, so planning matters here. In Olney's conservation area an Article 4 direction removes permitted development for extensions, so a veranda fixed to the house needs planning permission, which adds time and fees. The old village cores of Milton Keynes, such as Bradwell and Great Linford, also have tighter rules, so we check your address first. On the slow-draining clay under most of the city and Bletchley, post footings need taking down to firm ground, and the downpipe needs somewhere proper to discharge rather than onto the patio.

What to check in any quote

  • The exact width and projection, so you can compare quotes properly.
  • Glass or polycarbonate roof, and the glass thickness and type.
  • How it fixes to the house, including the wall plate and flashing.
  • Where the gutter and downpipe discharge.
  • What is included and what is extra: side screens, lighting, heaters.
  • Whether the planning position for your address has been checked.
★★★★★

“Connor and the team recently completed our resin driveway in Bletchley. From going through the design with us and even making pictures so we could see how it looked, to the install and the aftercare, it has all been perfect. Thanks again.”

They arrived on time, kept my home clean and the garden looks terrific. They are coming back to do our block paved driveway soon.”

Questions

Things people ask us

What is the cheapest way to get a veranda?
Choose the smaller size, a polycarbonate roof rather than glass, and leave the sides open. That keeps you towards the lower end of the £9,000–£14,000 range for a 4m × 3m veranda. Lighting, heaters and side screens can be added in a later year once you know how you use the space.
Is a glass veranda worth it?
It lets you sit out in the rain and keeps the light coming into the kitchen, which a solid roof would not. The aluminium frame does not rot or need painting. Whether it is worth it depends on how much you use the garden; most people use a covered space far more often than an open patio.
What does a veranda cost to look after?
Wash the glass or polycarbonate roof a couple of times a year and clear leaves from the built-in gutter so rain drains properly. The powder-coated frame only needs wiping down. If you have lighting or heaters, check them at the start of each season.
How are payments made on a veranda?
The written quote sets out each payment stage and when it falls due, so everything is clear before you agree. There is no charge for the design visit. If planning permission is needed, the quote also explains how that is handled before anything is ordered.
How long does a veranda price hold?
The written quote states how long it is valid for. Aluminium and glass prices move, so if you come back after that date we recheck the figures and confirm them in writing.
