Glass verandas in Towcester
Towcester's old town is ironstone, limestone and red brick built right up to the pavement, with yards behind; around it are suburban streets and the large Towcester South extension. For an old town house, a veranda can make a small rear yard usable all year. On a newer home it is more often a covered patio off the kitchen. Ours have an aluminium frame and glass or polycarbonate roof, and we plan each one from a free design visit.
For planning your budget, a 4m × 3m aluminium and glass veranda typically costs £9,000–£14,000 supplied and fitted, and a 6m × 3m £15,000–£22,000. Screens, lights and heaters are priced on top. Rear yards in the old town can be compact with limited access, which we factor in. Once we have seen the property and checked the planning position with West Northamptonshire Council's rules in mind, you get a fixed price in writing, and nothing is ordered until you approve it.
What makes Towcester different
Towcester Conservation Area has a 1998 Article 4 direction on frontages to Watling Street, Moat Lane, Park Street and nearby streets, removing permitted development for front extensions, porches, walls and similar. A rear veranda is a different matter, but listed buildings and the conservation area still have tighter rules, so we check your address first. The old town sits on a clay spur of Upper Lias, slow to drain, and is surrounded on three sides by the Tove flood plain; on the valley slopes drainage is better.
A typical Towcester veranda either covers the yard behind an older stone or brick house in the centre, or spans the patio of a home on the suburban streets or in Towcester South. The work involves fixing a wall plate and flashing, setting footings suited to clay in the centre or better-draining ground on the slopes, routing the downpipe and fitting the roof panels.

Permissions and checks in Towcester
- Step 1A veranda fixed to the house is treated like a single storey rear extension: usually permitted development if it stays within the extension depth and height limits, does not face a road and is not on a listed house. Open-sided verandas under 30m² are usually exempt from building regulations. Listed buildings and conservation areas in Towcester have tighter rules, so we check your address before anything is designed. Planning Portal: extensions
- Step 2Trees in a conservation area need six weeks’ written notice before any work, and trees with a Tree Preservation Order need consent — both are free. West Northamptonshire Council: tree works
- Step 3An open-sided veranda under 30m² is usually exempt from building regulations. Closing it in with glass walls can change that, so we check with building control first.
- Step 4We check the ground and the planning position at the free design visit and give you one fixed written price.
